The Leasehold Valuation continues at pace, the latest news is that OBHA have filed their defense against our application. We have studied this and have agreed to disagree and the case is now going to mediation.

Contrary to what Mr. Kent told Jim and Bernard at a previous meeting that they would cancel the charge for the rewiring, OBHA now only partially concede the 'Lighting' issue in that they agree to cancel the charge for rewiring as the previous was just nine years old but they insist 'Leaseholders should pay for new light fixtures as this, they say, was a needed upgrade. Our contention is that this 'upgrade' wouldn't have been necessary if the rewiring wasn't needed in the first place, and if it was considered necessary, then it is an improvement! As all of our leases have an 'improvement' clause in them then OBHA cannot charge for this. Other outstanding matters are a bit more complex and we don't wish to comment here as it will give OBHA sight of our line of attack against their defense, we will keep you posted.

We have had a number of conversations and exchanged letters with Mr. Kent regarding the LVT and we are concerned at the change of attitude. Our initial meetings were cordial and held in an atmosphere of 'Entente Cordiale' though OBHA have since hardened their stance. Initially the messages we were receiving was that most of the outstanding issues could be "sorted out" without too much fuss. We welcome the opportunity to meet at mediation and to presenting our solid action against their defence and we can now report that a date for mediation has been agreed for the 11th September, we will keep you informed!
