The OBHA Independent Leaseholders Group began back in October 2005 against a backdrop of extreme discontent felt by many individual ‘Leaseholders, at that time, there was no effective or formal process in engaging with our landlord. The ‘Group was formed to take issue with our landlord OBHA on a multitude of issues and to provide all OBHA leaseholders with a truly independent organisation to support and represent them.

With the 412 OBHA leaseholders that we are aware of, we currently represent 230 or 55% of the total, we fund the ‘Group through an annual subscription helping us to deliver real benefits to all our members.

The OBHA Independent Leaseholders Group already has and will continue to;          

  • Save you money by challenging unnecessary major planned works.
  • Challenge (subject to your lease) unnecessary ‘improvement works.
  • Where necessary, seek professional advice from lawyers, surveyors and other expert witnesses.
  • Produce a regular Newsletter for leaseholders.
  • Ensure leaseholders are aware of their legal rights.
  • Represent ‘Leaseholder interests with OBHA.
  • Campaign for a fair deal for leaseholders.
  • Establish an open, transparent and working relationship with OBHA for all ‘Leaseholder's benefit.

The ‘Group holds an annual General Meeting where all members will be able to vote to elect Committee members to represent them. The  committee will present to the A.G.M. a report of progress made in that year. We envisage also holding 3 general meetings a year which will be open to all members, along with other estate base meetings throughout the year.

You will receive reports and articles about our ‘Group, work in progress and other snippets of interest via regular Newsletters, something that many members have commented enthusiastically on and look forward to.

The committee consists of people just like you, people with a sense of fair play and justice, people who will not stand by and be pressurised or intimidated into paying for costly and unnecessary works put upon us by our landlord!

The committee is currently fighting for all ‘Leaseholder rights so contained within our leases that somehow are brushed aside while OBHA continues on its trail of upgrade, repair and improvements without due consideration to the people who are expected to pay, the same people they are paid to serve.

You will find information elsewhere in this site about section 21 notices or accountants certificate that must accompany your annual statement of account. This somehow is missing, year on year, and despite many yes many ‘Leaseholder complaints OBHA continue to ignore this legal requirement.

Why is it important to have an accountant’s certificate? We have witnessed over the last couple of years many mistakes in our annual statements, indeed the ‘Head of Operations’ wrote to all ‘Leaseholders within one week of us receiving our statement in 2006 to tell us to destroy the statement as it contained many mistakes; that’s why we need an (independent) accountant’s certificate!

Other issues such as the contentious ‘Grounds Maintenance' contract; the Replacement paths, Replacement guttering the Replacement lighting too are covered in the site and the list goes on and on. But don't despair, we are working on your behalf for resolution of every issue and we, your committee, will not rest until we achieve our objectives!
